What should a tower contractor's certificate of insurance include?

A tower contractor's certificate of insurance (typically ACORD form 25) should document all required coverages and endorsements to satisfy MSA requirements. Essential elements include: all active policies listed with carrier names, policy numbers, effective dates, and limits; the certificate holder (turf vendor/tower owner) listed with correct legal name and address; description of operations referencing the specific MSA or project; notation of additional insured status with primary and noncontributory wording; notation of waiver of subrogation on applicable policies; per-project aggregate if required; and the umbrella/excess showing the underlying schedule. The description of operations box should state: the certificate holder is additional insured with primary and noncontributory wording per written contract, waiver of subrogation applies per written contract, and per-project aggregate applies. Avoid making representations in the certificate that exceed your actual policy terms. The ACORD certificate includes disclaimer language noting it is informational only and does not amend policy terms. Sophisticated risk managers will request endorsement copies in addition to the certificate. Maintain a certificate tracking system to issue renewals before expiration, as lapsed certificates can result in work stoppage.
